   Why a JiAngelo Resale Warranty?

Our resale inventory consists of custom homes JiAngelo has retained ownership of through various rental/lease agreements, land contracts, buybacks, and/or model homes.  Each of these homes were originally built by JiAngelo and covered by our warranty upon completion of  construction.  Having adhered to our quality standards of care and maintenance schedules, including pre-occupancy and post-occupancy service lists, JiAngelo is in a unique position to offer a pre-owned warranty that is a natural extension of our company motto, "High Standards In Home Building."  JiAngelo's Resale Warranty benefits both Realtors and Buyers for homes with a warranty;

   How Does it Work?

The Pre-Closing Walkthrough

Prior to signing a contract, JiAngelo performs a walk through with buyers for a thorough examination of the home's condition.  Buyers are encouraged to hire a qualified home inspector.  In addition to the property disclosure form provided by JiAngelo, the history of the home is discussed and, with exception for normal wear & tear items that are to be expected in a previously occupied home, a  punch-list of repair items will be created, made part of the sales contract, and scheduled to be completed prior to occupancy, or as otherwise agreed upon.

The 30-Day Punch-list

One month after closing, buyers are permitted to submit another list of items discovered after moving in, again with exception for normal wear & tear items and at JiAngelo's sole discretion.  By way of example, newly discovered items typically include loose or sticking doors/trim and/or inoperable fixtures/appliances.

The One-Year Punch-list

Unlike the original BIA warranty,  there is no one year punch-list. 

   What is Covered?

For a period of one year after closing, the following items are warranted, if present in the Resale Home when purchased;

 

Mechanical Items	Appliances	Major Items
HVAC - Central Heating & Air Conditioning units. Plumbing - Faucet & Fixtures, including supply/drain subsystems Electrical - Fixtures, outlets & switches, including exhaust fans & water heaters.	Refrigerator Dishwasher Range / Ovens Disposal Built-in Microwave Range Hoods Garage Door Opener	Roof Leaks Structural Defects - balance of 10 year structural warranty dating from completion of original construction (occupancy permit).
